Buying a new home during the on-going COVID-19 pandemic
The on-going Coronavirus situation has had a major impact on almost every aspect of our lives. It has also created a lot of uncertainty for those planning to move home across 2020.
We have received lots of questions about buying a new home at this time and what you can and cannot do. We are still able to take reservations for new homes right now and we wanted to share the answers to some of the most common questions our teams have been answering.
We also wanted to provide you with the latest mortgage advice at this time and have spoken to mortgage expert Gail Reid from Gail Reid Mortgage Services to answer the questions you have asked us about financing your home.

Q: Is it possible to reserve a home at the moment?
We have been asked a lot if it is possible to reserve a Malcolm Allan home at this time. The answer is yes, absolutely, and remember no payment or reservation fee is needed to reserve a home with Malcolm Allan. We have been delighted to receive a number of reservations since the lockdown restrictions came into play and our teams are still here to help you find your dream home.
Whilst we still cannot meet with you in person, our team is on hand to provide the latest information on available house styles, particular plots and discuss customisation options to suit your requirements. Your reservation can be done virtually, either online or over the phone.
If you feel you are ready to reserve, we can discuss the process and complete the reservation form together. We know there has been some uncertainty amongst mortgage lenders, particularly at the start of lockdown, but more and more have been issuing new mortgage products. More on this from Gail Reid later in this article.
Q: Can I move into a new home just now?
It does remain possible to move home at this time. However, there are a number of varying factors that need to be taken into consideration when setting your planned move-in date. This includes the completing the final stages of the build, ensuring all financial provisions are in place, managing utility installations and property certifications. Our teams are doing everything they can to ensure our excited customers will be able to move into their new homes as soon as possible.

Q: Can I get a mortgage right now?
In order to provide you with the latest advice we spoke to Mortgage Expert Gail Reid from Gail Reid Mortgage Services. Gail said: “There is a misconception just now that you can’t get a mortgage. Whilst some lenders did pause lending at the beginning of this pandemic, there are now many lenders actively lending. So yes, it is possible to get a mortgage right now.
“There has never been a better time to use a mortgage broker to guide you through your mortgage options. We can assist with information on the whole mortgage process, which lender and which product is most suited to your circumstances. Right now there are some of the fantastic interest rates available on the market.
“My advice would be to get the ball rolling as soon as possible and let us help you prepare for your move. And if you’re a first-time buyer, we could be helping you secure the First Home Fund award from the Scottish Government, where you could be eligible for £25,000 to help you get onto the ladder.”

Q: Are there any special offers available at the moment?

We recognise that buying a home is a major investment and unlike some builders, we believe certain features should come as standard and not as ‘additional extras’. These include an integrated dishwasher and fridge freezer in every Malcolm Allan home. Q: Can I see inside a Malcolm Allan showhome?
Due to the ongoing Government restrictions, our showhomes remain closed at this time. However, we have shared an article featuring a gallery of photos from inside our Tillyallan showhome at Lochter which can be viewed here. We continue to monitor the Government’s advice very closely, and once the time is right, we will be planning to re-open our showhomes and sales offices again. We anticipate this will be for planned appointments only to begin with and are currently finalising plans for a new booking system which will be released on our website and you will also be able to call our head office to book. More information about this will be shared via our website, email and social media in the coming weeks.
Q: Can I view one of your completed homes?
We completed a number of homes prior to the lockdown restrictions coming into effect, including the Glenallan Plus home at Westgate South and the Hallforest 2 at Lochter. If you have any questions about the layout, the proportion of rooms, the orientation of the garden or the plot surroundings, we would be happy to make arrangements to let you see these completed homes for yourself. These would be arranged in line with the latest guidelines on social distancing.
We are now at the planning stage of recommencing construction works across our various sites to ensure the ongoing safety of our staff, contractors and customers. As construction work progresses, we will prioritise work to complete homes for customers who have already committed to buying.
