Senior Quantity Surveyor
We are seeking an experienced and proactive Senior Quantity Surveyor to join our team. As the sole QS in a small, collaborative team, you will have the opportunity to take full ownership of the surveying function – from budget creation and procurement to subcontractor management and cost reporting.

The key tasks of the role will include:
- Working as the sole QS within a small, close-knit team, and liaising with all members of the project team, including but not limited to design, construction, technical, sales and finance.
- Liaising with the technical team and design consultants so as to ensure design concepts and proposals are developed in line with the approved budgets.
- Identifying risks and opportunities, and able to find viable solutions, while maintaining high standards, creating a quality product.
- Assist in the creation of Development Budgets, and thereafter managing the approved Budget and package breakdowns.
- Maintaining and enhancing key subcontractor relationships, while finding and creating new ones.
- To establish subcontract sources early in the programme so that they can contribute to the design in terms of value engineering and alternative solutions.
- Ensure procurement of all subcontract elements of the development are completed timeously.
- Preparing scope of works and trade packages, including labour only targets.
- Preparing selected tender list for approval.
- Subcontract tendering.
- Holding and taking minutes of Subcontract Post-Tender and Pre-Order Meetings.
- Preparing subcontract documentation.
- Sending all Contract Drawings and any revised drawings as issued to subcontractors.
- Weekly and monthly sites measurement, preparing & agreeing valuations, and raising subcontractor payments and ensuring associated documentation are issued in a timely manner.
- Monitoring changes so as to continuously identify the status of costs.
- Preparation of cost reports as required.
- Forecasting value of design variations.
- Agreeing variations with subcontractor.
- Producing subcontractor instruction/variation reports.
- Agreeing final account with subcontractors.
- Fully completing monthly cost reports for approval.
- Regularly site attendance, at least weekly, to monitor spend and progress.
- Attending Design Team Meetings as required.
- Attending subcontractor progress meetings as required.
- Valuing customer change variations and providing client extras quotes.
Experience required:
- Ideally Quantity Surveying degree level educated, with 10+ years housebuilding / developer experience.
- Proactive, self-driven, with a positive outlook.
- Competent and able to work independently as the sole QS within the business.
- Flexible and reliable.
- Credible, and comfortable in dealing with a wide variety of stakeholders.
- Team player and good communicator.
- Immediate start available.
